About The Programs


What is Solo OS?

Solo OS is a 22-module operating system for senior solo CRE brokers. It covers five phases — Foundations, Business Development, Core Operations, Scalable Growth, and Legacy & Renewal — and is delivered across three tiers: Online (self-paced, Phases 1–3), Group (cohort-based, Phases 1–4), and Personal (fully customized, all five phases). The curriculum is K.I.P.-gated, meaning you progress by demonstrating Knowledge, Implementation, and Performance at each stage — not just by completing modules.

Team OS is an 18-module operating system for brokerage team leaders. It covers six phases — Foundations, Financial Architecture, Client & Relationship Systems, People & Talent, Marketing & Authority, and Operating Independence — and runs one-on-one as the Team OS track on the Personal tier, on a defined coaching cadence. It's designed to eliminate what I call the Fragility Tax: the structural risk that the practice can't function without the team leader in the room every day.

Most CRE coaching programs are built by brokers who teach what worked in their own practice. Solo OS is built from the client side — 36 years of deciding which brokers won mandates and watching what separated the $400K producer from the $1.5M producer at the same firm. The frameworks aren't a broker's production tips. They're an observational record of what the best producers were actually doing, codified into systems any senior broker can install deliberately.

For Online and Group, the standard pace is six months. K.I.P. gating means you can move faster if your implementation work is strong — some brokers complete the curriculum in four months. You can also move slower if life gets in the way; the gates wait for you. For Personal, the timeline is customized to your diagnostic from the Business Blueprint session.

Choosing The Right Tier


The shortcut is what kind of structure you need, not what you produce. Online is the right entry point if you want the frameworks self-paced and want to test how you work before committing further. Group is the recommended path for most senior brokers who want structured peer accountability and phase-level Q&A alongside the curriculum. Personal is for brokers who want the curriculum sequenced to their specific practice with direct access — it's priced by GCI band starting at $1,000/month, so it isn't gated to a production floor the way people assume. If you're genuinely unsure, a 30-minute strategy call will tell you in one conversation — and about 60% of calls end with me recommending a tier other than Personal.

Yes, and it's a built-in path. Online enrollment includes an upgrade credit toward Group — $1,497 credited if you enrolled at the founding rate, $1,000 at the standard rate. Many brokers start with Online to test the framework, then move to Group once they want the cohort accountability. The credit means you're not penalized for starting at the entry tier.

Team OS 1:1. Solo OS is designed for individual brokers scaling themselves; it doesn't address the people, financial, and operational complexity that team leaders face. Team OS is the 18-module system built specifically to eliminate the Fragility Tax and produce a practice that operates without you in every deal. It's live now as a track on the Personal tier — the strategy call scopes the engagement.

Two things specifically. First, the curriculum is recorded and K.I.P.-gated — you're not dependent on the group showing up in real time to make progress. Second, pods are deliberately composed across non-overlapping geographies, asset classes, and specialties — which solves the competitive proximity problem that keeps most senior brokers out of CRE group coaching in the first place. Most group programs don't address this because they're applying a playbook from other industries. CRE is different.

K.I.P. gating. You can't advance to Module 2 until you've demonstrated Knowledge, Implementation, and Performance on Module 1. If you've bought self-paced courses before and didn't finish them, it wasn't because the content wasn't useful — it was because nothing forced you to actually install the framework before moving on. K.I.P. gates force it. The gate is what makes Online structurally different from every video course you've ever bought.

Pricing & Enrollment


Solo OS Online: $1,497 founding / $2,497 standard. Solo OS Group: $2,997 founding / $4,997 standard. Solo OS Personal: $1,000–$2,500/month, priced by GCI band. Team OS 1:1: from $2,500/month for a Leader Only engagement. Broader engagements are scoped on the strategy call rather than sold from a fixed tier.

Founding member pricing is available to the first wave of enrollees at each tier — the brokers who join early and help shape how the program runs through their feedback and participation. Founding Online: the first 50 enrollees at $1,497. Founding Group: the first cohort of 10 at $2,997. Once the founding places are taken, the standard rate applies. The founding rate is capped, not timed — there's no countdown and no manufactured scarcity. And it locks: if you enrol at the founding rate, that's your rate for as long as you stay enrolled.

For Online and Group, enrollment is a single payment. For Personal and Team OS, coaching is billed monthly. If a payment plan for Online or Group is genuinely what stands between you and the program, reach out before enrolling — there's no formal plan, but I'm willing to have the conversation.

Online: a 14-day refund if you haven't passed the Module 1 K.I.P. gate. Group and Personal: no refunds after enrollment. Coaching requires real commitment from both sides, and refund policies that allow easy exits undermine that. If you're unsure whether the program is right for you, the strategy call and the Business Blueprint exist for exactly that reason — figure it out before you enroll, not after.

No. The founding member rate is the only pricing concession in the programs, and it exists for a specific reason — early feedback and more direct attention during the first wave. There are no referral discounts, firm discounts, or promotional pricing beyond the founding rate.

Working With Jeff


It runs on a four-step onramp. First, a 30-minute Practice Review — free, and the point is to find out whether there's a fit at all. Then a 90-minute Business Blueprint, included with enrollment, which produces a custom curriculum sequence for your practice from your diagnostic. Then an intake questionnaire, and then Module 1 begins. From there you have biweekly K.I.P.-gated coaching calls, each with a specific module objective and a K.I.P. deliverable attached — you don't just show up and talk.

For Online and Group, plan for 3–4 hours per week — module work, K.I.P. implementation, and the live Q&A sessions. For Personal, the biweekly call is 60–90 minutes, plus whatever implementation work the current module requires. The K.I.P. gates determine how long each module takes — some brokers clear a module in a week, others take three. The pace is tied to implementation quality, not a clock.

The K.I.P. gates wait for you. There's no penalty for moving slowly through a module — the gate stays closed until you've done the work. For Group, the phase-level Q&A waves are organized by which phase you're in rather than by calendar date, so falling behind on one module doesn't mean you miss the relevant Q&A entirely. For Personal, we adjust the session cadence based on where you actually are.

Yes, and at the Personal tier the recordings do real work. Every Personal call is recorded by default and the transcripts feed your NotebookLM coach — a version of the program's knowledge base trained on your own sessions, so you can ask it questions about your practice and get answers grounded in what we've actually discussed. For Group, all phase Q&A sessions are recorded and available to members. Online Q&A sessions are recorded and sent to all Online members within 24 hours.

Your founding rate is locked — if you enrolled at the founding rate, that's what you pay for as long as you stay enrolled, and it doesn't reset when you finish the modules. The program keeps growing: new modules, updated frameworks, and a NotebookLM coach that gets better as the source material deepens. Continuity membership is what keeps you connected to that after the curriculum — ongoing Q&A access and the living version of the program rather than a frozen copy of what you bought. For Personal, many clients continue month-to-month at the same monthly rate.
